Notify the Forest Service Permit Administrator of your intent to sell before listing your cabin. Review your special use permit for any “conditionally approved improvements.”  These must be addressed prior to selling your residence.  Any non-compliance issues noted on your annual inspection notice must also be addressed before selling.  Provide a copy of your special use permit to your listing agent, prospective buyers and the title company so that all are aware of the terms and conditions of your permit. After the sale the buyers need to obtain a special use permit from the Forest Service

 

Notify the SCTA secretary of your intent to sell.  She can answer questions and provide useful information. You are welcome to list your cabin for sale on the SCTA public website or Yahoo site.  Your neighbors might be looking for a cabin for friends or family.

 

Provide your listing agent, prospective buyers and the title company with information about the annual permit fee, the SCTA membership fee and any SCTA additional assessment fees.  SCTA operates on a calendar year.  Provide proof of payment for fees already paid in the current calendar year.

 

SCTA dues of $525 are due on March 1.

SCTA Water Assessments of $2000 are due on June 30 and again on October 31.

(2016 is the third year of a five-year water system improvement commitment.)

A $100 transfer fee is due to SCTA at time of sale.

Keys to the gate for winter access are $15. 

SCTA fees are paid to SCTA Inc, PO Box 8912, South Lake Tahoe, CA 96158, Attention: Treasurer, Kathy Holden.

 

Additional Fees:

The Forest Service Special Use Fee, due March 15, ranges from $1650 to $2650/year.

There is a $1200 Forest Service fee for the transfer of a permit.

El Dorado County Taxes are collected on SCT properties.

South Tahoe Refuse costs $170/year for 6 months service.

South Tahoe Public Utility District sewer cost is $400/year
